A historic preservation and rehabilitation of three buildings in the historic Hilliard Homes complex—a 22-story family building, a 16-story senior building, and a community center with connecting links at 2111 S Clark St. The project includes 151 family and 177 senior, mostly one-bedroom, apartments in total.
The scope focuses on enclosing the deteriorated open galleries of the family building’s south elevation with a high-performance curtain wall that protects historic concrete and railings, reinstalls repaired wire mesh panels inboard of the new façade, and enhances accessibility and vehicular access—balancing preservation with modern performance and resilience.
Additional work includes envelope repairs, façade restoration, high-performance windows and roofing, unit modernizations, accessibility upgrades, and efficient lighting, plumbing, and mechanical improvements. Common areas will be revitalized, and accessible paths improved throughout the site. Concrete structures will be repaired to match historic textures, and non-original windows replaced with historically compatible units to ensure long-term preservation.
