Mixed-Use
Located at the intersection of Oak Park Avenue and Van Buren, steps from transit in Oak Park’s Southtown business district, The 801 establishes a thoughtfully scaled mixed-use development that anchors a prominent gateway site while responding to the Village’s distinguished architectural heritage. Organized as a single, carefully articulated urban form, the building balances density, height, and neighborhood context to deliver high-quality attainable housing within a vibrant commercial corridor.
An active mixed-use base energizes the corner with approximately 900 square feet of retail and two live/work residences, reinforcing pedestrian activity and supporting local business growth. Above, 35 additional income-restricted apartments are integrated within a four-story mass strategically modulated to address surrounding scales. A top-floor community terrace at the corner reduces the perceived height to a recognizable three-story silhouette, while a two-story masonry volume appears to float above the transparent glass storefront—creating a dynamic expression that marks the transition from residential neighborhood to commercial corridor.
Long-format, earth-tone brick—detailed with expressed horizontal “vee” mortar joints and flush vertical joints—emphasizes linearity and craftsmanship, subtly echoing masonry traditions associated with Frank Lloyd Wright’s Oak Park legacy. Bronze metal accents and restrained detailing reinforce themes of material honesty, nature, and simplicity.
Through contextual massing, durable materials, and transit-oriented design, The 801 advances economic vitality, social connection, and architectural excellence—fostering a distinctive and enduring place to call home.
